Roof Analysis:

The property’s primary waterproofing is a Fiberglass laminate shingle. This form of shingle is used on both the upper main existing and the newly installed lower rear sloped roof addition. EPDM rubber membrane gutters direct water to downpipes in various locations about the roof. A new construction lower deck area utilizes a vinyl decking material as a waterproofing provider. No roof systems were cut-tested to inspect underlying system components.

Summary and Recommendations:

Different colors of flashings bring about questions with regards to the “detail oriented” aspect of the roofing contractor selected in the new construction areas. Having said that the roof is complete with only select minor deficiencies. These should be addressed.
