1. Plumbing stacks utilize a deficient neoprene waterproofing detail. These should be immediately upgraded to lead flanges. There are 4 on site.

2. Acceptable details includes lead cover patches on all 3-way and multi-tile intersections, plastic roof vents providing exhaust ports for attic space airflow purposes and a furnace stack that is water tight.

3. There are two broken ridge tiles that would benefit from the placement of a lead cover patch to conceal the breach.

4. Valleys are tight and full of moss debris. This needs to be cleared. Esthetically, the roof would benefit from an overall cleaning of the moss on the face of the tiles. It is particularly bad in certain areas.

5. The SBS membrane gutter is a step up in quality from usual standards and this gutter appears adequate in that category.
6. The skylights have utilized a pan flashing detail to complete the roof system.This is common and acceptable however requires regular maintenance throughout time.

Roof Analysis:The house’s primary steep pitch waterproofing is a concrete tile manufactured locally by Columbia Concrete Products. The style is that of a “shake”. Other roof systems include a standing seam metal roof system, an SBS membrane gutter system and various vinyl membrane patio decks. Cap flashing is consistent and appears to be installed appropriately. No systems were opened to inspect underlying components.

Summary and Recommendations:
The tile roof system, and all others are acceptable for the relative age and common with the standards of installation at the time of original construction. The must-do requirements include plumbing vent upgrades, broken tile cover patches and valley cleanings.
