The first clue in our detective process was an icicle. Water was coming out from behind the fascia board, indicating a leak in the rubber gutter. Some previous Band-Aid patches had been applied, but they were now failing. The corner where the icicle originated was frozen over, making it impossible to investigate the problem further on inspection day. Looking further, it was discovered that all of the gutters held frozen water, so a full inspection was definitely not going to be possible.

The previous patch material was easily peeled back, suggesting the preparation during the previous repair was not completed thoroughly. Had the surface been cleaned properly the last time, the patch may have held.

4 thin soffit vents provided the only ventilation along the bedroom wall where the attic moisture was discovered. Some added ventilation would certainly be an improvement.

Some previous maintenance work was discovered on the cedar shingle roof. Overall, the cedar was performing well for its age. Some corner curling had begun on some individual cedar shingles. Ridge caps were also showing deterioration, with visible assembly staples. This suggests the cedar shingles are in the final phase of their life cycle.
