Roof disassembled around chimney and ready for cleaning.

It looks like someone has done some work on the top area before.

Back pan inspected and cleaned. We also tightened up the spacing between the brown back pan flashing and the silver reglet flashing that is built into the bricks of the chimney. Note the self-tapping sheet metal screws all along the span.

Weaknesses like this were also caulked.

Reassembled

We noted several bricks that had “popped” and wondered if that was due to moisture in behind the bricks. Possibly a clue.

We saw this broken hip tile. It is not at risk to leak but should be repaired next time I’m on the roof.

This is a “nasty” detail. It’s most unfortunate that the skylight goes right up into the ridge tiles. Let’s leave this “sleeping dog” alone until it becomes a problem.

The furnace vent stack has no upturned sides on the flange to act as a containment lip.... similar to what we see in pan flashings. I would put this on future maintenance recommendations.

The west chimney also has similar bricks... so that does nothing for figuring out the leak.

We were called in to locate a leak on a tile roof. We began by disassembling the roof around the chimney, then cleaned the area. The back pan was inspected and cleaned. Next we tightened up the space between the back pan flashing and reglet flashing. We caulked any noted weaknesses and then reassembled the roof.

We discovered some bricks that had popped in the chimney. This may indicate that there is some moisture behind the bricks, something to keep an eye on in the future. We also came across a rather nasty detail around a skylight.

Some other items were noted for future maintenance, and another leak repair was logged in the books.
