I thought I might see a blockage beside the skylight but it appeared fine when I first mounted the roof. The flashing on the right of this shot (up against the side wall) is not really an adequate flashing for the purpose it is used for. In fact this style (or shape) of flashing is commonly used UNDERNEATH the tiles and is called “pan flashing”. I have no intention of suggesting we do anything with the existing detail however it is a possible cause for the pesky veranda leak.

This weakness was at the front of the large stone chimney. I caulked it shut.

This is very little I can do with this. I say, let the sleeping dog lay, and see if and when the veranda leak returns

The heavy moss build up on the backside of the stone chimney was cleaned.

The coverage on top of the tiles is not absolute. I can see a good wind driven rain entering in under the flashing and becoming a “leak” somewhere down slope (veranda?). It would only be when it was windy enough to blow the rain this far under the cover of the overhanging roof above.

I hadn’t yet found the bathroom leak but I’m pretty sure the cause is somewhere up here.

I didn’t like this crack where I was able to put my knife into. I also intended to clean the debris on the topside backpan of the skylight (just like I did for the stone chimney below).

I cleared this area of much and debris also.

...and then I found what I think is the most probable cause.

My solution to bypass the breach of the previous photo is this.

On this job we were called out to address a constant dripping on the front porch during heavy rain, and a small puddle that formed in the upstairs bathroom, with drips hanging from the doorframe.

We investigated the skylight first. The flashing wasn’t really adequate for the job, and it was mentioned in our report.

We discovered a weakness in front of the large stone chimney and caulked it. Heavy moss buildup behind the chimney was cleaned. Debris was also cleared above the skylight.

I then found the most probable cause and provided a solution to bypass the breach.
