We discovered a “weakness” where the gutter butts into the stucco. It may have been an entry point for the water, and we caulked that area.
Tile removal on the south side of the entrance way skylight revealed wet wood, evidence of an active leak. The north side also exhibited minor pan flashing breaches.
To prevent the tiles from flattening the vertical edge of the pan flashing we used a grinder to notch the tiles to prevent contact with the containment lip. We did this in several locations.
The top side corner of the skylight curb was also caulked.
