Case Study

On the upper roof the gutter butts into the stucco. This allows for a plan flashing detail all along the side/edge. At the bottom of the long wall pan flashing it goes in behind the stucco. This is a possible water entry point. It needs to be closed off with caulked. See where screw driver is stuck into. We caulked this “weakness” shut. The lower roof’s wall pan flashing does no terminate in this manner. It simply spills onto onto tiles. This is an acceptable architectural detail.

Tile removal on the south side of the entranceway skylight revealed wet wood. An active leak.

The north side also exhibited minor pan flashing breaches

Tiles were “notched out” with a grinder to allow for non-contact with the vertical edge of the pan flashing. The containment lip will no longer get flattened by a tile sitting on it.

We did this several times.

The lower roof’s wall pan flashing had a good amount of stucco debris damming the pan flashing.

We discovered a “weakness” where the gutter butts into the stucco. It may have been an entry point for the water, and we caulked that area.

Tile removal on the south side of the entrance way skylight revealed wet wood, evidence of an active leak. The north side also exhibited minor pan flashing breaches.

To prevent the tiles from flattening the vertical edge of the pan flashing we used a grinder to notch the tiles to prevent contact with the containment lip. We did this in several locations.

The top side corner of the skylight curb was also caulked.
