Case Study

Roof Analysis:

This is a cedar shingle roof system utilizing an EPDM membrane hidden gutter system for drainage. There is a lower skirt roof utilizing the same systems as the upper main roof area. Skylights are curb mounted glass units. The integrity of each unit has not been determined. A metal cap flashing is consistent and is in use on external parapet walls.

Roof Evaluation:

The shingles are in the final stage of their life cycle’s condition. Shingle rot and deterioration are widespread. The EPDM gutter system is not applied according to today’s manufacturer’s specifications. Drain flanges are exposed and lap seams are failing with the existent membrane gutter system. Moss is accumulating on the cedar in a few peak locations. In addition, select areas of ridge caps are failing. Skylights are acceptable and will not need to be replaced in quantity. Individual skylight issues may need to be addressed.

Summary and Recommendations:

There is no point in investing in preventative maintenance measures. The recommended strategy would be to repair leaks as they arise and arrange to have a reroof performed as soon as fiscally able. It is suggested to use the services of a roof inspection firm to coordinate reroofing efforts.
