Case Study

Chimney pan flashing exposed
Here we have the upper roof skylight pan flashing cleaned, containment lip straightened and top side corners caulked too. It is now ready for tile reassembly
Chimney ready for reassembly
Fresh caulking applied at base of chimney stack
2 lead cover patches on hip tiles
Lower front skylight pan exposed and showing moss and debris build up 28 - evidence of leakage here. Wet wood and a clearly visible "flattened" containment lip
Close up the typical caulking detail we do to all top side corners of pan flashing systems
Cracked tile at top right corner of lower front roof

Lead cover on top right hand side (lower front roof)
I didn't have a good color match tile for this cracked tile so we opted to cover the vertical crack with more lead
... and also on this one.
On this job, we were called out to complete some repairs. The chimney and skylight pan flashings were exposed and cleaned. The containment lip on the skylight pan flashing was straightened. The tiles were then reassembled. Fresh caulking was applied to the chimney stack.

2 lead cover patches were applied on the hip tiles.

The lower skylight pan was exposed. There was moss and debris build-up, wet wood and a clearly visible flattened containment lip, suggesting this was a leak source. Caulking was applied to all top side corners of pan flashing systems.

A cracked tile was discovered at the top right corner of the lower front roof. Silver tiles along side of the skylight were replaced and waterproofed using lead sheets. 2 more lead cover patches were applied on cracked/broken hip tiles.
