Early morning roof is full of water.

Sure holds a lot of water all over.

This is where the leak was in Suite #7. It is not dripping now. So what ever patch was put on the roof... it was doing the job.

This is the vent closest to the drip location in the suite. Someone has put down bentonite clay around the base and with the 2-3” of water that is on the roof we can confidently say the clay is holding out the water if this is indeed the leak location. I didn’t get to look inside the ceiling when the drywall was removed and I wasn’t about to remove the panel put in place of the hole today - as pictured in the previous photo.

Problem is they put clay around 5 more protrusions also. These are a ways away from the drip location in Suite #7.... but one has to wonder why clay was put around these too.

Chimney condition is mossy and would benefit from some service by a masonry contractor.

The hatch is fine. Put some rust paint on the metal and it will look good as new.

For perspective reasons the vent farthest away in this photo is the one closest to the drip location.

After getting the water off and removing the old clay drop patch surrounding the vent I found the entry point of the leak. Look at the rusty flange of the vent. Because the vents were installed incorrectly, water had a fairly easy route to where it wasn’t supposed to be able to go.

On this project we were called in to track down a leak. We discovered a lot of standing water on the roof. In the discovery process we came across several “interesting” detail solutions from previous roofers.

We removed the water from the roof and the entry point for the leak was located under an old clay drop patch, next to a vent. The vents had been installed incorrectly, providing a fairly easy alternative route for gravity and water to work their mischief.

The vent area was cleaned and prepped for a new patch. Then the patch was applied. No more leak.
