A leak was discovered coming out of a light switch a bathroom wall in one of the Strata units. The trip to the roof presented a couple possibilities with the strongest probability being a downpipe screwed into the roof. Repair recommendations were approved by Strata and work was completed shortly thereafter. It has not leaked since.
I put a higher priority on active leaks and prioritize those even more dependant on the ingress amount.
On this project two wall vents were caulked and tested. Two torch-on patches were applied. The downpipes were then re-attached using proper straps secured to the wall flashing, rather than screwing them through the roof, as before.
