Roof Analysis:The house’s roof style is called a Gable-L and the primary steep pitch waterproofing system is a concrete tile manufactured locally by Columbia Concrete Products. The style is called “Roman”. Drainage from the roof is achieved through aluminum troughs and downpipes. The roof system was not disassembled or opened to inspect underlying components however the underlayment is visible at gutter edges and is a typical aluminum faced organic sheet.

Summary and Recommendations:

The tile roof system, is in excellent shape for the relative age and needs very little maintenance to upgrade it even more. No detailed actions above are absolutely necessary however the deficiencies pointed out, if left unattended, may result in a leak in the future.
