The roof is very clean and moss free. This bespeaks of care and preventative maintenance taken by current or previous owners.

 

The ridge caps are site made at the time of original installation and exact matches are unavailable. Repairs are evident behind the chimney. The chimney step flashing is formed of lead and is in adequate condition.

 

A ridge is tile broken. As these tiles are not available, replacement is not possible. This breakage does not appear to be a leak possibility so this deficiency may be categorized as minor. However, preventative maintenance would be prudent in the form of a lead cover patch.

 

The aluminum eaves trough is posi-sloped to the downspouts which results in bare fascia board exposure above and the gutter and below the tiles. The spacing between the tiles and gutter/fascia board may allow for water to penetrate the junction between the gutter and the fascia board resulting in drips from the fascia board. This condition should be monitored.

 

Two vents both utilizing site formed vertical containment lips on their respective flanges are acceptable and desired. This is not a common detail found throughout the industry so this too bespeaks of original installation quality and the prowess of the installer. The furnace stack’s storm collar would benefit from a fresh bead of caulking application.

Rake edge tiles are in satisfactory condition with adequate coverage onto the field. A void was noted where the rake edge peaks and intersects with the ridge cap on the west side. A lead cover patch will resolve the issue and conceal a potential water ingress location.

One plumbing vent stack was noted to be without a cap however the lead was folded down into the ABS pipe so leakage is not a concern.

 

Plumbing vent lead flanges are always installed on top of the tile. In this case it is installed underneath a tile. This is not an accepted practice. Although it may not be leaking at this point there is a possibility of the unsupported flange sagging, allowing a negative water flow back into the roof system and resulting in a leak.

Roof Analysis:The house’s roof style is called a Gable-L and the primary steep pitch waterproofing system is a concrete tile manufactured locally by Columbia Concrete Products. The style is called “Roman”. Drainage from the roof is achieved through aluminum troughs and downpipes. The roof system was not disassembled or opened to inspect underlying components however the underlayment is visible at gutter edges and is a typical aluminum faced organic sheet.

Summary and Recommendations:

The tile roof system, is in excellent shape for the relative age and needs very little maintenance to upgrade it even more. No detailed actions above are absolutely necessary however the deficiencies pointed out, if left unattended, may result in a leak in the future.
