Here the skylight is disassembled and ready for our cleaning. You can see there is a fair amount of debris that has built up over time. We found no obvious proof of leakage around the pan flashing so we explored further areas around

 

 

This plumbing vent stack was also nearby and when we took the tiles apart we found it was the obvious problem. See how the lead has sagged and created a negative flow for the water to travel in under the tiles

 

 

We found this cracked tile near the closet leak location

 

 

The furnace vent stack might also be the cause of the leak in the closet but I do not want to take it all apart until we eliminate every other potential cause around it. It’s a lot of work to disassemble the roof around on of these so I prefer not to do it if at all possible. After all the work we did around it, we will now wait and see if it leaks again or not in the closet.

 

 

To fix the bathroom leak we shored up the lead with support lumber. We now have eliminated the ability for the lead to sag and no longer have a negative flow.

 

 

This piece of lead covers the split tile near the closet leak. It is no longer a threat to leak.

 

 

We caulked the storm collar on the furnace vent stack too

 

 

We also repositioned this slid tile so it no longer has a possibility for leakage.

Tracking down a bathroom leak began with the disassembly of the skylight. We came across quite a lot of debris that had built up over time, but there were no indicators that this was the source of the problem.

When we inspected the plumbing vent stack, we had found the primary source of the problem. The lead had sagged and created a negative flow of water under the tiles. We shored put the lead with support lumber and that remedied the problem.

We also discovered a cracked tile that may have contributed to the closet leak.

Some additional lead and caulking, repositioning of a tile that had slid out of place, and the roof was leak free and ready to weather the upcoming winter.
